How we work

A clear process from the first conversation.

Every property is different. First we get to know it; then we work out the right level of attention.

Process

How a relationship with MELE begins.

  1. We talk

Before proposing anything we want to understand your situation: how you use the house, how much of the year you spend off the island and what concerns you while you are away. The service is defined afterwards.

  2. We visit

We get to know the property first-hand: layout, quirks, the parts that need watching and its general condition. Two similar houses rarely need the same attention.

  3. We propose

With that in hand we set the scope, how often we visit, the recurring tasks and any particular needs that have come up. The service adapts to the house, not the other way round.

  4. We organise

We settle the practical side: access, contacts, the contractors you already use, your preferences and what to do when something happens. When it does, we know who to call.

  5. We look after

From then on the work is continuous: checking, recording, coordinating and keeping you up to date. While you are away you have someone local who knows the house and can step in when needed.

Home & Property Management

One local point of contact to coordinate what your property needs.

Your property's different needs are coordinated within one relationship, rather than handled as separate services.

This allows us to retain the context of the property, coordinate the professionals involved and see each matter through, rather than treating each need as an isolated job.

The MELE method

Check. Document. Coordinate. Verify. Report.

Trust should not rest on a promise alone. You need to be able to see what is happening at your house and what we have done about it. The method is what makes the work visible, recorded, checkable and sustained over time.

  1. Check

We know the real condition of the property because we go and see it. The checks are regular and in person, not something done from a distance.

  2. Document

Visits, incidents and anything of consequence are written down, with photographs where they help make sense of what we saw.

  3. Coordinate

When something needs doing we arrange the contractors, the maintenance and the work itself, and we follow it through so that each job keeps moving.

  4. Verify

Ordering a job is not the same as seeing it done. We check the result before treating anything as closed.

  5. Report

We tell you what has happened, what has been done and whether anything is still waiting on a decision from you.

It starts with getting to know your property.
